The short answer
The House Desk publishes general information about selling a home in the UK. It is not advice for your circumstances, and we do not act for you in a sale. We work to keep pages accurate and dated. They can still be wrong or out of date, so check anything important before you act on it.
These terms apply whenever you use the site. Nothing in them takes away rights you have under consumer law.
Who operates the site
"We" and "us" in these terms mean the operator of The House Desk.

Information, not advice
Our pages explain selling routes, costs, the law and the firms in the market in general terms. They do not take account of your property, your finances, your contract or your family's position. They are not legal, tax, financial or surveying advice.
Nor do we market or sell homes ourselves, run auctions or buy property, and we do not value property.
Where a decision could cost you money, take advice from a qualified professional who can look at your own position. Our guides are written to help you ask better questions of them: start with ways to sell your home, then estate agents, selling at auction or house-buying companies.
Accuracy and its limits
Every page is written from primary sources, with each figure dated and the sources listed, and we correct errors when they are shown to us. How we research sets out the method. Pages on legal and tax questions are guides, not advice for your own situation.
Even so, fees, rules and companies change, and a page is only as current as the date on it. Law also differs between England and Wales, Scotland and Northern Ireland, and each page states which part of the UK it covers. We do not promise that any page is complete, current or right for your situation.
Our liability
We provide the site free of charge and for general information. To the extent the law allows, we are not liable for loss arising from reliance on its content, from the site being unavailable, or from the content of other sites we link to.
Some liability cannot be limited. A trader cannot exclude or restrict liability for death or personal injury caused by negligence, whether by a contract term or a notice.2 A notice that is unfair to a consumer is not binding on them.1 Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited, including liability for fraud.
Links to other sites
Links to legislation, regulators, redress schemes, registers and companies' own pages are there so you can check what we say. We do not control those sites and are not responsible for their content, availability or privacy practices. Linking to a company's site does not mean we recommend that company. No company pays us for a link.
Copyright and reuse
The text, tables, diagrams and design of the site belong to us unless stated otherwise. You may read, print and share pages for your own use, and quote short passages with a link to the page. Without our written permission, you may not copy substantial parts of the site, republish it, or use it to train or populate another service.
Material we quote from others, such as legislation or official guidance, remains theirs and is used under the terms that apply to it.
Introductions
If you ask us to introduce you to a firm, the introduction works as described on how introductions work. Any contract for selling your property is between you and the firm you choose, on that firm's terms, not with us.
Changes to these terms
We may change these terms. The date at the top of this page shows when they last changed. A change applies from that date, and not to anything that happened before it.
Governing law
These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction over any dispute about them.
