The short answer

We Buy Any House reviews give webuyanyhouse.co.uk 4.4 out of 5 on Trustpilot, from 717 reviews read on 22 September 2026.13 The website is a trading style of LXB Equity Limited, a Manchester company incorporated on 20 May 2024.16 It publishes neither a percentage of market value nor a sale contract, so get both in writing before you agree anything.34

Is We Buy Any House the same company as We Buy Any Home?

No. We Buy Any House, at webuyanyhouse.co.uk, is run by LXB Equity Limited in Manchester, and We Buy Any Home, at webuyanyhome.com, by Webuyanyhome Limited in London. A third site, webuyanyhouse.com, names no company. We found nothing linking the three: where a company is named, it is a different one each time.

Our separate profile of We Buy Any Home covers the second of these. A site that publishes no company name at all, like the third, gives a seller nothing to check.

Check which one you are on before you type anything in. The address bar, the footer and the company number are the three things to look at, in that order.

People looking for a We Buy Any House review often add Martin Lewis to the search, hoping a name they trust has vouched for the company. We found no review of this company by Martin Lewis or MoneySavingExpert, and no endorsement by either. No outside body vouches for firms in this sector, which is why the checks below are ones you can run yourself.

Who owns We Buy Any House?

LXB Equity Limited, company 15731308, is the company the footer of webuyanyhouse.co.uk names behind We Buy Any House.1 The website's terms of business name two more: Lowerhouse Estates Limited, at the next office in the same Manchester building, and Alta International FZCO, registered in Dubai.4

A group structure is ordinary. What matters to a seller is which of the three signs the contract, and where it would have to be pursued if something went wrong.

Companies named in the website's own terms, read 22 September 2026

Named in the footer
LXB Equity Limited, company 157313081
Incorporated
20 May 20246
Registered activity
Management of real estate on a fee or contract basis6
Also named in the terms
Lowerhouse Estates Limited, company 160104958
And
Alta International FZCO, Dubai, registration DMCC1921134
On the second ombudsman entry
AXF Holdings Limited, company 147041309

Both Manchester companies are registered under the activity code for managing real estate on a fee or contract basis, rather than buying and selling their own property.68 A company picks that code itself, and it need not match what the company does day to day. Ask LXB Equity which of the two it does.

Three companies are named in the footer and terms of the We Buy Any House website, so the first thing I would settle is which one signs your contract. A brand that has been around for years can feel reassuring, but it is the company on the paper that has to pay you.

How long has We Buy Any House been trading?

The We Buy Any House brand says it was formed in August 2008, while LXB Equity Limited, the company in the website footer, was incorporated on 20 May 2024.26 Both can be true: websites and trading names are bought and sold, and a long-running brand can end up owned by a young company.

The brand's age, and the company's

  1. August 2008 Brand formed, by its own account2
  2. 20 May 2024 LXB Equity Limited incorporated6
  3. 30 May 2025 End of its first accounting year7
  4. 11 May 2026 First accounts filed7

In practice, trading history does not transfer with a domain name. Eighteen years of reputation sits with whoever earned it, and your contract would be with the young company. If longevity is part of why you trust an offer, ask which company has the history, and get the answer in writing.

How much does We Buy Any House pay?

We Buy Any House pays below market value by its own account, and publishes no percentage anywhere we could find. LXB Equity Limited's pages for the brand say it is honest about offering below market value.3

The site's own terms say timescales and sale prices on the site are for marketing purposes and guidance only, and that nothing binds anyone until contracts are signed.4

On the Office of Fair Trading's 2013 figures, a quick sale typically costs a seller 10 to 25 per cent of market value before any late reduction is counted.18 Plan on the figure that follows the appraisal rather than the one in the email on day one.

Where the price can move, on the company's own description

  1. Offer in 15 minutes, open 7 days Made from what you type in, before anyone has visited the house1
  2. Appraisal after acceptance Arranged and paid for by the company, and it finalises the offer3
  3. Exchange The first point the price is binding on either side18
Drawn from the company's published description of its process, read 22 September 2026. The final stages carry no published length.

What the site does not publish

On 22 September 2026 The House Desk could not find any of these on webuyanyhouse.co.uk, the site LXB Equity Limited runs:

  • A sale contract or terms of sale. The terms page covers use of the website itself.4 The document that would govern your sale is not published.
  • Any exclusivity or tie-in clause, or the absence of one. Exclusivity is an agreement not to sell to anyone else for a period. In 2013 the Office of Fair Trading found agreements of six months and a year, with charges of several thousand pounds for withdrawing from them.18
  • A published limit on how far an offer can be revised after the appraisal.
  • A complaints procedure. The page at the address for it returned nothing.

None of that is unusual in this sector, and none of it is evidence of bad practice. It does mean a seller cannot read the terms before making contact. Offer reductions and tie-ins are the very points The Property Ombudsman's voluntary code for buying companies was written to govern.16

Is We Buy Any House a buyer or an agent?

The records disagree. The We Buy Any House about page describes a direct purchase: its own funds, no third party buyers.2 The Property Ombudsman register records the trading name's services, under LXB Equity Limited, as residential sales and residential buying agents.10 Those are two different businesses. Estate agency work means introducing people who want to sell to people who want to buy.17

Nothing published reconciles them. Both are primary records, and both were read on the same day. The difference decides who pays for your house. A principal buyer completes from its own account. An introducer can only complete if the buyer it found goes through with the purchase.

What to make of each record

  1. The site says the money is its own What it means for you: Ask for proof of funds, dated, and the name of the company that will be the buyer in the contract.2
  2. The ombudsman register lists residential sales and buying agents What it means for you: Ask directly whether your sale could be passed to another buyer, and what happens if it is.10
  3. Two companies hold entries for one trading name What it means for you: Ask which company you would be contracting with, and which entry covers a complaint.11
  4. Nothing published on exclusivity or tie-ins What it means for you: Ask for the contract in writing before the appraisal, and read the exclusivity clause first.16

Where a complaint would go

The website does not say which one: one page names The Property Ombudsman and another names the Property Redress Scheme. Both registers do return the operating company, LXB Equity Limited.1012

The two schemes the site names, and what each register returns

The Property Ombudsman Property Redress Scheme
Entries returned11 The Property Ombudsman: Two for the trading name Property Redress Scheme: Two active members
Companies on them12 The Property Ombudsman: LXB Equity Limited, and AXF Holdings Limited Property Redress Scheme: LXB Equity Limited, and Lowerhouse Estates Limited
Both registers searched 22 September 2026.

The memberships check out, but a seller still cannot tell from the website which scheme would handle a complaint about their sale. That is worth one email before you go further, because the answer decides where you would take a dispute that the company itself does not resolve.

What are the Trustpilot reviews of We Buy Any House?

Trustpilot showed webuyanyhouse.co.uk at 4.4 out of 5 from 717 reviews on 22 September 2026, with 77 per cent at five stars and 10 per cent at one.13 A Trustpilot notice on the profile warned that the company had not been inviting customers to review lately, which can leave the reviews unrepresentative. The profile recorded replies to 86 per cent of negative reviews.13

One Trustpilot score, two versions, out of 5135

  • On Trustpilot itself 4.4
  • On the company's reviews page, attributed to Trustpilot 4.89
Both read on 22 September 2026.

The 4.89 is the company's own figure,5 and we cannot tell you how it was arrived at. Rely on the 4.4 you can check on Trustpilot itself, which labels invited and uninvited reviews differently.19 Neither number shows what LXB Equity paid any seller once its appraisal was done, and that is the figure a sale turns on.

What we could not confirm

  • What it actually pays. No percentage is published, so there is nothing to check.
  • The sale terms. Not published, so exclusivity, withdrawal and reduction terms are unknown.
  • Whether it buys as principal in every case. The site and the ombudsman register describe different activities and nothing published resolves it.
  • The relationship between the three named companies and the Dubai entity, beyond the shared Manchester address and, for two of the three, the same person on the register of controllers.
  • Why one trading name carries two ombudsman entries under two companies.
  • Which parts of the UK it buys in. Not stated on the pages we read. It matters most for a seller in Scotland, where a sale runs on a home report and becomes binding earlier.

An older advertising ruling exists against a differently named company that once traded as We Buy Any House. We are not reporting it as a finding about this business, because we could not establish any link between that company and this one, and the ruling is no longer published by the regulator.

What to put in writing before you accept

Why each question matters, and the checks that apply to every firm in this market, are covered under choosing a house-buying company.

Questions people ask

Does We Buy Any House charge fees?

Its pages say the service is free, with no fees or commission, and that it covers legal costs from start to finish. That is the company statement. The site publishes no sale contract, so the terms that would govern your sale are not available to read before you enquire.

Can the offer go down after it is agreed?

The company says it arranges and pays for an independent appraisal after acceptance, which allows it to finalise the offer. No published ceiling on that revision could be found. A regulator study of the sector found offers commonly fell after survey, so get any change and its reason in writing.

Which ombudsman handles a complaint about We Buy Any House?

That is unclear from the site, which names The Property Ombudsman on one page and the Property Redress Scheme on another. Both registers do return the operating company, and the ombudsman register carries two entries for the same trading name under two different companies. Ask which scheme and which company covers your sale.

Has Martin Lewis reviewed We Buy Any House?

Not as far as we could find: neither he nor MoneySavingExpert has reviewed or endorsed this company. No outside body vouches for companies in this sector, so treat any page implying otherwise with care and check the company yourself against the registers and its own terms.

Does We Buy Any House buy in Scotland?

The pages we read do not say which parts of the UK it buys in. Selling in Scotland works differently, with a home report and an earlier binding point, so ask directly whether it buys there and which solicitor would act before you go further.

Is it worth selling to We Buy Any House?

Selling to We Buy Any House, or to any cash buyer, is worth the discount when speed and certainty matter more than price: a chain that has collapsed, a repossession date, an inherited house nobody can maintain. With this company you learn the size of the discount only after its appraisal, because no percentage is published. Without a reason like those, listing with an estate agent usually gets a higher price than any company will offer, and an auction commits a buyer on the day at a price the bidding decides. Where the sale follows a separation, selling during a divorce covers who has to sign it. What each route costs is laid out in the three ways to sell.
