The company behind We Buy Any Home makes two offers. The first comes from its own valuation software, drawn from a database of similar properties. The final one is based on surveyors' feedback and its in-house legal team, according to the how-it-works page of Webuyanyhome Ltd.3
How We Buy Any Home says its offer is made
The number you are given on day one is produced before anyone has seen the house. The company's own description says the figure after the survey is the one it will proceed on. How far apart the two can land was recorded by the Office of Fair Trading in 2013. In the complaints it examined, offers fell by 7 to 53 per cent of the first figure, averaging 22 per cent.18 We Buy Any Home publishes no limit on that movement, so get in writing what happens to the price if the surveyor finds something.
Surveys paid for by the buyer cost you nothing. They also mean the evidence behind any reduction belongs to the other side of the table. Ask for the reports themselves, not a summary of them, and ask while you are still free to market the house elsewhere. If a surveyor reports movement, selling a house with subsidence sets out the reports buyers ask for and which route still works.
I would not plan around the software figure. Nothing the company publishes caps how far the offer can fall after the surveys, so decide the lowest price you would accept before any surveyor visits. Ask too what pulling out would cost you, because its seller agreement is not published.

No seller agreement is published, so exclusivity, withdrawal charges and any limit on revising the offer cannot be read before you make contact. The trade body code written for buying companies covers exactly those points, including written notice of a change to an offer within 15 working days of acceptance and no late reduction without a valid written reason.11 Ask for the agreement by email, and read it before a surveyor is booked.
We Buy Any Home belongs to Webuyanyhome Ltd, company number 08527463, which the website footer says is part of Castle Property Group, company 13736699.1 Companies House records Webuyanyhome Limited as controlled since 10 January 2022 by Ecx Investments Ltd, holding 75 per cent or more. The company of that name at the same registered office was renamed Castle Property Holding Group Limited on 20 March 2025.67
Until that same day, Webuyanyhome Limited was named Kazai Capital, in three forms.5 A landing page on the company's investors subdomain still gave the Kazai Capital name on 14 September 2026, with the same company number.4

Renaming a company is routine. The practical effect for a seller is that a company check, review or news story from before March 2025 carries a different name from the one on your contract, so take the company number from the contract and check that.
Webuyanyhome Ltd, which runs We Buy Any Home, is an active company incorporated in 2013.5 On 14 September 2026 the brand appeared on the National Association of Property Buyers' published member list, and its own FAQ calls the company a founding member.92 Only direct buyers can join, and joining means signing The Property Ombudsman's code for buying companies.10 The code is voluntary. It requires written offers and terms before you are committed, written reasons for late reductions, and a clear explanation of any tie-in agreement.11 The FAQ also says the company belongs to The Property Ombudsman, the redress scheme a seller can take a complaint to.2
That gives a We Buy Any Home seller something concrete. If the final offer comes in below the first after the surveyors' visits, ask Webuyanyhome Ltd for the written reason the code requires.11

Trustpilot flagged on the webuyanyhome.com profile that the company had not invited customers to review it recently, and warned that the reviews may not be representative.15
A company that has stopped inviting reviews hears mainly from people with a reason to write, so this 3.9 does not sit fairly beside a rival's invited score. Trustpilot labels the two differently.1617 It screens for fake reviews without checking what a reviewer says.17 For this company, the reviews worth finding give both numbers: the software figure on the phone, and the price at exchange.

The search covered Advertising Standards Authority rulings, published ombudsman decisions and regulator action, under We Buy Any Home, Webuyanyhome Ltd and the former name Kazai Capital. The company describes the final offer as following the surveys and the legal review, so the first figure is provisional by design. It publishes no limit on how far the offer can move. Ask for the survey findings behind any change, in writing.

Webuyanyhome Ltd's own FAQ says it cannot pay the full market value, so selling to it trades price for speed. Weigh that on the final offer, after the surveys, and never on the software figure. If the final figure leaves too wide a gap, an open-market sale through an agent is where a higher price usually comes from. At auction the bidding sets the price, and the winner cannot pull out once the hammer falls.
