Upstix reviews: what the accounts and the terms show

Upstix reviews on Trustpilot split sharply on 23 September 2026: 3.1 out of 5 from 238 reviews, 63 per cent at five stars and 24 per cent at one.12 Upstix Technologies Ltd's audited accounts to 30 September 2024 show a £7.2m loss and net liabilities of £9.3m.4 The company says it pays up to 85 per cent of market value.6

Who owns Upstix?
Outra Limited has owned the majority of Upstix Technologies Ltd, company 13180792, since November 2021. Outra is itself controlled by Manifesto Technologies Limited, which the Upstix accounts name as ultimate parent.23 Upstix Technologies was incorporated in February 2021 from an off the shelf shell called Hamsard 3626 Limited, and registered its activity as buying and selling its own real estate.1
Upstix Technologies at Companies House, 23 September 2026
The registered office of Upstix Technologies Ltd moved to Leeds in April 2026, and the website footer still gave a Birmingham address when we read it.1 The Property Ombudsman's register shows a third address again, in London.11 Three addresses are not unusual after a move. They are a reason to check the number on your contract, 13180792, against the register before trusting any address.
What the accounts show
Upstix Technologies Ltd's audited accounts show nearly £15m of houses held for sale, more than £24m owed within a year and under £80,000 in cash at 30 September 2024.4 Most companies in this market file small company accounts that show almost nothing. Upstix files full audited accounts, and these figures come from its filed statement of financial position.

That balance sheet is a normal shape for a business that borrows against each property it buys, and the auditor gave an unqualified opinion. The going concern note says the ultimate parent has provided a letter of support committing to provide sufficient funds.4 A letter of support is a promise from a parent company, not a guarantee to you.
A seller's protection comes at exchange of contracts, when the price and the obligation to complete become binding, whatever the buyer's balance sheet shows. Do not take the house off the market, turn down other buyers, or commit to a purchase of your own on the strength of an offer alone.
How does Upstix work?
Upstix's own documents give two answers. The audited accounts of Upstix Technologies Ltd describe a company buying properties below market rate and reselling them.4 The terms on its website describe an introducer that refers properties to investors and does not buy or sell itself.7
Two Upstix documents, two different businesses
How much does Upstix pay?
Upstix Technologies Ltd publishes up to 85 per cent of market value. Its questions page calls that typically a 15 per cent discount, and its chain break service repeats it as around 85 per cent.658
Two other figures are in circulation from the company itself. In a reply to a review it described an offer of £340,000 on a property valued at £425,000 as around 80 per cent of market value. In another it said it typically offers 13 to 15 per cent below true market value.12

Over four years the discount has grown, so an older review may quote a smaller one.
What you are finally paid can differ from any percentage quoted at the start. In the complaints the Office of Fair Trading examined in 2013, offers that changed fell by 7 to 53 per cent of the opening number.17 Before you weigh an Upstix figure, form your own view of value from sold prices near you, then run the offer through the cash offer checker.
The second payment product
The second payment product shared resale profit with the seller. Upstix launched it in January 2024. It paid a seller up front, resold the house, and gave the seller at least 60 per cent of any profit above the original valuation.14

On those figures the structure shares more with the seller than a flat discount does. We could not read its current terms on the company's own site, so the 60 per cent figure comes from press coverage rather than from the company today.14 If it is offered to you, ask how the resale price is evidenced, who decides the asking price, how long the company has to sell, and what happens if it sells for less.
What is not published
The Upstix site tells you there are no legal fees, no survey fees and no agency fees, and that the survey and valuation are paid for by the company.6 What it does not publish is any term setting out whether an offer can be reduced after that survey, or what happens if you withdraw.67
In a market where the Office of Fair Trading recorded average reductions of 22 per cent between the first offer and the last,17 that absence is the thing to close before you commit. Ask for the seller contract by email and read the clause on revision and withdrawal before a surveyor is booked.
Upstix's accounts describe a company that buys houses, and its website terms describe an introducer. I would not agree a price until it has said in writing which of those it is for your sale, because that settles whose money completes the purchase.

Upstix Technologies Ltd, company 13180792, is active at Companies House and carried on The Property Ombudsman's register under residential property buying companies.111 The National Association of Property Buyers includes Upstix on its published member list.16 If Upstix does not resolve your complaint, the ombudsman can take it up. Read those entries beside the accounts, the payroll report and the two sets of terms.

Upstix reviews are mixed because most sit at the two ends: 63 per cent at five stars and 24 per cent at one, on 23 September 2026. Trustpilot's notice on the Upstix profile says there is no recent history of asking for reviews, which means the recent ones come from people who went and wrote them unprompted.12
Trustpilot labels those differently from invited reviews, and a firm that has stopped asking tends to hear from the unhappy minority.18 So a 3.1 built from unprompted reviews and a rival's 4.8 built from invited ones are not measuring the same thing. In the Upstix one star reviews, look for what happened to the offer after survey, since no published term covers it.
The payroll report
A trade title reported in August 2026 that staff at Upstix and its parent received half of their July salaries on pay day. The balance followed a week later, and all staff were reported paid in full by 8 August.13 The company's statement cited a delay in receiving its latest funding injection.13
We are reporting what was published, not making a finding about the company's solvency. The statement in that report was attributed to a parent company whose name does not match the ultimate parent in the 2024 accounts, which we could not reconcile.134

The reviews it writes about other companies
Upstix publishes a hub of pages reviewing named house-buying companies and agents, including several profiled on this site, and a page reviewing itself.9 One example, its review of We Buy Any Home, scores Upstix against that company on speed, service and pricing transparency, suggests readers might prefer Upstix, and ends with a callback form. It carries no statement that Upstix competes with the company reviewed.10
If you arrived at a review of another firm through a search, check the footer before you weigh it. Three of the companies profiled on this site publish reviews of their rivals: this one, Good Move and Property Solvers. Between them that is a large share of the visible writing about this market.

When a quick sale is worth its discount
The discount Upstix Technologies Ltd describes, typically 15 per cent, buys speed. That is worth paying when a chain has collapsed or a deadline will not move. Without one, an estate agent will usually get more for the same house.
