Do National Homebuyers give you a good price?

National Homebuyers' own terms say any offer will be lower than current market value, in some cases considerably lower, and give no percentage.3 The terms are published by Momentum Asset Management Ltd, which trades as National Homebuyers. They keep an offer open for 14 days and reserve the right to withdraw any offer at any time.3

Until contracts are exchanged, which is the moment a sale becomes legally binding, there is no price you can rely on. When the Office of Fair Trading looked at complaints about this market in 2013, the drop between the first offer and the final one ranged from 7 to 53 per cent, with an average of 22 per cent.16

The National Homebuyers terms set no limit on how far an offer can fall before exchange, and they let the company withdraw it altogether.

Yes, up to £1,000 towards a seller's legal fees, but only if contracts exchange within 30 days of the seller accepting the offer. National Homebuyers pays it on completion.31 The homepage leads on the £1,000. The 30 day condition sits in the terms of Momentum Asset Management Ltd.

Exchange inside 30 days depends on searches coming back, on the company's own legal review, and on any title problem nobody knew about. A seller cannot make those happen faster. Treat the £1,000 as conditional, ask in writing what happens to it if exchange slips to day 35, and ask who chooses the solicitor. What a seller's conveyancing usually costs without a contribution is set out in solicitor fees when selling.

An offer that can be withdrawn at any time is not yet a price. My advice is to carry on as though you have no buyer until contracts are exchanged: keep other interest alive, and do not commit to your next home on the strength of that figure.

Who owns National Homebuyers?

Momentum Asset Management Ltd, company number 05261089, owns National Homebuyers. The website names it as the company behind the brand.1 Two individuals each hold between 25 and 50 per cent of Momentum Asset Management's shares, both notified on 1 May 2016, and no holding company or group is registered above them.5

With no group above it, no parent company's balance sheet stands behind an offer, and there is no chain of companies to work through to find who you are dealing with. Companies House lists buying and selling of own real estate among the company's registered activities, and two earlier names: Link-Up Mortgage Services Limited, then NHB Investments Limited.4

How does National Homebuyers work?

National Homebuyers says it buys homes directly, making cash offers from its own funds after researching each property rather than applying a set formula.2 Its homepage describes the purchase as a transaction between Momentum Asset Management Ltd and the seller, with no fixed percentage deduction applied.1

If that holds for your sale, Momentum Asset Management completes with its own money. If the purchase were passed to another buyer instead, that would be estate agency work, and your completion would depend on that buyer turning up.9 So find out which company signs the contract as buyer, and whether it can pass the purchase to someone else.

The member list it does not appear on

On 14 September 2026, National Homebuyers did not appear under that name on the published member list of the National Association of Property Buyers.6 Joining is voluntary, and the list may carry a member under another name. Absence from it is not a finding about how Momentum Asset Management Ltd treats sellers.

Members of the association must buy directly and must sign The Property Ombudsman's code for buying companies.7 The code is voluntary. It sets written rules on offers, late reductions and tie-ins for the companies that sign it.8 With National Homebuyers off the list, do not assume the code covers your sale. Ask whether Momentum Asset Management has signed it, and if it has not, get the terms on late reductions written into your contract.

A Trustpilot notice on the National Homebuyers profile on 14 September 2026 said the company had not been inviting customers to review it lately, and that the reviews might not be representative.13

Because of that notice, the 3.9 should not be set against a score built from invited reviews. Reviews written without an invitation are labelled unprompted, and a company that stops asking tends to hear mostly from customers who already wanted to say something.1415 Trustpilot runs automated fake review detection. It does not check what a reviewer says.15 No average shows what National Homebuyers paid in any sale. Look instead for reviews, one star or five, that say whether the offer changed between acceptance and exchange, the point its terms leave open.

Is National Homebuyers legit?

National Homebuyers trades through an active company, Momentum Asset Management Ltd, on the register since 2004.4 The House Desk's search on 14 September 2026 for Advertising Standards Authority rulings, published ombudsman decisions and regulator action naming National Homebuyers or Momentum Asset Management found none to report. Search tools miss records, so this means we found none, and no more than that.

Two points stay open: which redress scheme covers a sale, and the trade body list it is not on. Complaints posted by individual reviewers are not documented findings, and we do not summarise them as such.

What we could not confirm

  • Which redress scheme covers a sale. Neither scheme's public search returned a result for us on the day we looked.
  • Any limit on revising an offer. No published term sets one, and the terms reserve the right to withdraw entirely.3
  • Exclusivity or a withdrawal fee. Nothing is published either way, so both are questions for your contract.
  • The percentage of market value it pays. No figure or band is published, only that the offer will be lower and may be considerably lower.3
  • Its HMRC supervision record. We found no entry under the names above, and an entry under another name cannot be ruled out.11

How long does a National Homebuyers offer stay open?

The terms say 14 days. The homepage separately advertises a purchase in as little as 7 days, while the about page says within 14 days or to your own timeline. Ask which applies to your sale in writing, because the terms page carries no date or version.

Is National Homebuyers a member of the property buyers association?

It did not appear on the National Association of Property Buyers published member list under that name on 14 September 2026. That is what the list showed on the day, not a judgement about the company. Membership is voluntary and its absence proves nothing on its own.

What are National Homebuyers fees?

It publishes no fee to the seller and says there are no estate agency fees. What a seller gives up is the gap between the offer and market value, so the percentage matters more than any fee schedule.

Before you accept an offer from anyone

A sale to National Homebuyers is certain only from exchange of contracts, because its terms let the company withdraw an offer until then. If certainty is why you are selling direct, weigh that first. If price matters more, the open market through an agent is where the higher figure usually comes from. At auction the buyer is committed as soon as the hammer falls.
