The average UK house price was £272,611 in July 2026, up 1.4 per cent on a year, on HM Land Registry's index.1 House prices by region ran from £166,943 in North East to £550,037 in London. Rightmove asking prices rose 0.7 per cent in September 2026.3

House prices by region: where are they rising and falling?
Prices were higher than a year earlier in ten of the twelve regions and nations in July 2026. Northern Ireland rose most, up 9.2 per cent, and London fell furthest, down 3.3 per cent.1 These are sold prices recorded at HM Land Registry, and the latest month is a first estimate that the index revises as more sales are registered.2
Which region has the lowest house prices?
North East has the lowest, an average of £166,943 in July 2026, and London the highest, at £550,037.1 The table sets every region beside the UK average.

Ordered by the change on a year. An average across every sale in a region says nothing about what one home is worth; for sales near a postcode, use sold prices near you.
Are UK house prices falling?
Not across the UK as a whole. The average sold price was up 1.4 per cent on a year in July 2026, and up 0.7 per cent on the month before.1 Over the year, prices fell only in South West and London. These are recorded sales, and we make no forecast of where prices go next. Asking prices, the earlier signal, are below.
How many homes are for sale, and how fast do they find a buyer?
Asking prices on newly listed homes rose 0.7 per cent in September 2026, against a usual September rise of 0.5 per cent. Rightmove also counted more homes for sale than at this time of year in any of the last 12 years, with buyer enquiries 9 per cent below a year earlier.3 Zoopla's August figures point the same way: 5 per cent more homes for sale than a year before, 6 per cent fewer sales agreed, and mortgage rates at 4.8 per cent.6 Both portals count only their own listings and the prices sellers ask.
Days to find a buyer on Rightmove, month by month4
More homes for sale and fewer enquiries give each buyer more choice. When the month to list is yours to pick, the best time to sell a house sets out the pattern across the year.
How long sales are taking this month
A sale through Rightmove took 216 days on average, from listing to the listing coming down.7 Most of that time comes after a buyer is found. Connells Group found homes that exchanged in April 2026 had been under offer for 104 days, and leasehold homes for 155.8

What house-buying companies publish this month
Three of the seven house-buying companies we profile publish what they pay, and the figures run from 70 to 85 per cent of market value. The others publish no percentage. Each figure is the company's own claim, not what any seller was paid. The Office of Fair Trading put the usual discount on a quick sale at 10 to 25 per cent of market value in 2013.12

What selling costs this month
Estate agents charged around 1.3 per cent including VAT on Rightmove's 2025 figure, and HomeOwners Alliance publishes 1.42 per cent for 2026.910 Conveyancing for a sale averaged £929 in reallymoving's quotes for the second quarter of 2026.11 At auction the buyer's fees come out of what they can bid, so they matter to the seller too.

How the tracker is made, and how to cite it
Each figure is taken from its source on the date in the source's entry below without adjusting it. Sold prices come from HM Land Registry's UK House Price Index, pulled for every region by a script we keep with the site, and completions from HMRC. Asking prices, days to a buyer and stock come from Rightmove and Zoopla, which publish them from their own listings. What cash buyers pay is each company's own published claim. Nothing here is a forecast or a valuation.
